Project Overview

The design and build of 64 dwellings compromising 48 houses, seven coach houses, one block of six apartments and one block of three apartments. There is a mix of affordable housing and shared ownership.

This development was constructed on a former brownfield providing a second phase for Stonewater.

The Site’s layout was very compact with a large volume of neighbours in what was a mixture of one, two, three and four bed dwellings fulfilling the urban affordable housing need.

This housing development is a short walk to the Yeovil town centre and close to local schools, shops and bus and rail services. This smart development was essential to help tackle the shortage of good quality low cost housing within the area.

There were six units that were constructed specifically for people with learning difficulties. These plots are providing a short term, secure placements for people to receive the treatment and support they require.

Added Value

Transforming the old Seaton’s garage site into 64 new homes in West Hendford meant a development of affordable rental and shared ownership homes to help tackle the shortage of good quality, low-cost housing in the area.

The development also featured six learning disability units which provide short-term secure placements for people with learning disabilities to receive treatment and support.

Schemes like Fosse Park Road are essential to helping people that are often priced-out of good quality homes by rising house costs, find high quality homes in an area that they want to live. We enjoyed working again with Stonewater alongside South Somerset District Council and look forward to continuing our successful          partnership and building more much-need affordable homes where they are most needed in the District.

There were at the time just over 2,000 households registered for rehousing in South Somerset, providing these houses has given many families a home.

Challenges and Solutions

The site was very compact especially in the later stages.

The solution was to manage deliveries on a ‘just in time basis’ form local suppliers and utilises under croft areas for dry storage. An arrangement was made with the adjacent industrial estate to allow parking of site operatives cars and vans.

 

Disruption to local residents.

Regular news letters were sent out to the local community updating progress and highlighting any upcoming activities that may cause disruption. Noise and dust were closely monitored and site vehicles were kept clear.

The management of phased handovers was challenging.

We overcame this by handing over sections at a time and ensure that the site working areas were segregated from the new tenants using temporary security fencing. Also delivery routes were separated and delivery times were arranged so as avoid busy times. A letter highlighting the ‘dangers of construction sites’ was included in the tenants handover pack.
