Project Overview

Located in the beautiful county of Somerset, this intimate and luxury development for over 55s consists of ten new built, high specification, two bed detached dwellings and one detached bungalow.

A shared landscaped green area running parallel to the homes enhances the development, with a trademark Blud Cedar Homes summerhouse erected in the centre as a feature to complete the space and providing the residents with an additional community focused atmosphere.

Built to high specification, the homes were sympathetically  constructed using traditional materials including brick, stone and render, accompanied by UPVC sliding sash windows, and a mixture of natural slate and clay roofing tiles.

The high standard of construction continues internally with a variety of floor finishes: oak timber flooring; tiled floors; and quality carpet. Each home has ample living accommodation spaced over two floors, with a fully fitted kitchen, utility room and W.C. on the ground floor. The two double bedrooms on the first floor are both accompanied by a specious ensuite, along with an open space and additional built-in storage to allow for a library, music room, play room for grandchildren, office, anything else in line with the owners’ lifestyle and hobbies.

Each home includes either a detached or integral garage with provisions for EV car charging points, in addition to spacious landscaped gardens with both hard and soft finishings.

Challenges and Solutions

The site team experienced labour and resource issues for a number of different reasons, some of which are mentioned below.

This required continual programming and re-programming which was achieved by regular meetings with the site and client teams, as well as providing regular updates to subcontractors.

Rules and regulations surrounding Covid isolation and treatment caused subsequent delays, not only on site but with materials.

Halsall implemented company Covid procedures that all site workers adhered to which included social distancing and the necessity of wearing PPE to avoid contraction and contamination. Site and logistics plans were revised and a strict delivery schedule created to ensure social distancing was maintained at all times.

During the project, we experienced extreme weather conditions such as extreme rainfall, followed by extreme heat and drought-like conditions, causing difficulty when constructing as well as risks to health and safety of our staff.

We adapted our construction plan as much as possible to allow for suitable tasks to be completed during the different types of extreme weather. Site management also ensured the weather conditions were safe for our staff to work in, permitted additional breaks, and adapted workwear to suit the weather conditions, for example, permitting shorts to be worn on extremely hot days.

We experienced issues with materials, including excessive cost increases and extreme material supply fluctuation, often causing delays.

Our site team, where possible, ordered materials in bulk to take advantage of any bulk order discounts, and minimise future material delays by ordering in bulk and avoiding future repeat orders. In addition, we researched alternative materials which were more competitive in price and posed less delivery delays.
