Project Overview

For this project we constructed a brand new primary school serving the new West Witney housing development that surrounded it. The aim of the build was to firstly be a place for teaching children but it is also a nursery and community hub facility.

The C of E primary school is a single-story new build comprising of 14 classrooms, a main hall and commercial kitchen. It also includes a full equipped nursery, community facilities, offices and a studio. The school is completed with a large sports pitch and playing field as well as playgrounds and specialised playground equipment for the younger years.

The build was constructed through steel frames with cavity construction and external masonry envelope. The design included strip concrete    foundations, standing seem insulted roof and aluminium windows. The storm drainage was into soakaways and externals include a sports pitch, playgrounds and parking areas.

The school is situated in the heart of a brand new  housing development so community engagement was key.

We distributed newsletters for the local residents to  keep them updated on our developments and ensure early notification of potential disruption. We notified them on the new community hall, sports clubs, events and what rooms could be hired. Being a considerate contractor is at the heart of all our decisions on site.

Building this school has created vital nursery and school spaces that will allow more local children to attend school in their own community.  When we handed over the school to the River Learning Trust, we contributed to the opening event by hiring and paying for unlimited ice creams, 10 bottles of champagne and orange juice to all of those that attended as well as bought and planted 3 new trees in the landscaping to mark the celebration. The River Learning Trust and consortium were most thankful for this donation and community involvement.

Challenges and Solutions

COVID 19 – This was a challenge for everyone but particularly with our project as it was such a large site with at least 10  people on site at one time pre covid.

Our solution here was to segregate on site. We put in place one way systems, segregated break times with deep cleaning of the welfare units’ in-between sittings.

Coordination of Internal Design Elements – It was a challenge for us to get everyone together and on board when we needed to.

We held design meetings with the architect and M&E sub   contractors to ensure room layouts were suitable. All M&E pipe runs were agreed and Items such as the steel design were coordinated to avoid structural member passing in duct runs or through window openings.

Materials Shortages and Delivery Issues – This was a knock on effect from the pandemic but could happen regardless. We struggled to get the materials we needed to site and then we had a lot of delivery issues, mostly being late and holding back the project.

We ensured all materials were ordered in good time and fully stocked the site will all the bricks, blocks, plasterboard that was required to continue to the build.
