Project Overview

Our team built 21 new dwellings of mixed social and shared ownership designation at Morley Road, Bristol. This was a much needed redevelopment of an inner city brownfield site, consisting of timber frame houses.

Homes England – the national housing and regeneration agency part funded the £2.8m project with the aim to support the growth of the local community. We have extensive experience working on these kind of developments across the South West and we bring all of our experience with us to embark upon new contracts.

This was another successful handover to continue our excellent relationship with LiveWest.

We worked closely with the environmental design consultants to ensure the most efficient compliant solution for the fabric efficiency of the building to achieve fabric energy efficiency.

Building this mix of social housing and shared ownership properties means that lower income earners are more likely to be approved for a mortgage and can get on the property ladder and become part of a new community.

Challenges and Solutions

Previous mine workings within the footprint of the site established at various locations and depths presenting risk of subsidence and structure collapse.

An extensive strategy of borehole drilling and  pressure grout injection was proposed and ultimately agreed with the local planning authority and the NHBC to effectively stabilise the site.

The site specifics were that one half of the construction boundary was shared with a mix of residential and business occupants and this provided potential for conflict during the completion of the build.

Halsall initially engaged with each interested party in advance of the build via personal visit and subsequently an informative letter drop. Regular dialogue was encouraged and received throughout the built with any concerns raised promptly acted upon.
